What does smart building monitoring actually measure?
Four things, in most estates: environmental conditions, occupancy, plant performance and energy. Wireless sensors report temperature, humidity and CO2 per room, anonymous counters report how spaces are really used, and HVAC telemetry shows whether plant is meeting setpoint or working against itself. Together they answer the two questions estates teams are asked most often - which spaces are wasting energy, and which are genuinely full.

Do we need to replace our building management system?
No. Most estates already have a BMS that controls plant perfectly well but exposes little usable history and covers only part of the building. We add a sensing and analytics layer above it, bridging over BACnet, Modbus or OPC UA where the BMS supports it, and covering unmonitored areas with battery sensors. The controls you have keep running; what changes is the visibility.

Energy performance certificates rate the building as designed; metered data shows how it actually performs. Zone-level sub-metering and HVAC telemetry give you the operational evidence behind a rating, which is what makes an improvement plan defensible - you can show consumption before and after a change rather than modelling it. The same dataset feeds ESG and landlord-tenant reporting.

Yes, and that is the usual case. Battery sensors on LoRaWAN or NB-IoT need no cabling and no BMS integration to start reporting, with a single gateway typically covering a building. Listed buildings, school estates and mixed-age campuses can therefore be instrumented room by room, and the results used to justify the controls investment rather than waiting for it.
Every vertical runs on the same engines: AI Telemetry for sensor data, Engineering services for hardware + firmware + integration, the same platform for dashboards, alerts and compliance exports. The vertical changes the asset class and the regulatory frame; the stack underneath doesn't.

- Will this replace our existing BMS?
- No. We add a sensing and analytics layer above the BMS, bridging over BACnet, Modbus or OPC UA where supported and covering unmonitored areas with battery sensors. Your existing controls keep running exactly as they are.
- Do occupancy sensors record personal data?
- No. Counters and desk sensors are anonymous by design, recording presence and counts rather than images or identities. That keeps space-utilisation reporting outside personal-data scope for most deployments.
- What does CO2 monitoring tell us that temperature does not?
- CO2 tracks ventilation effectiveness and occupancy load, so it shows whether a space is genuinely stuffy or simply warm. It is the most direct proxy for air change rates in classrooms, meeting rooms and open-plan floors.
- How long do the sensors last on battery?
- Multi-year life at typical reporting intervals, so there is no maintenance rota to run. Battery health is reported alongside the sensor data, which means replacements are scheduled rather than discovered.
- Can you cover a listed or older building?
- Yes. Wireless battery sensors need no cabling or structural work, which is what makes listed buildings, school estates and mixed-age campuses practical to instrument room by room.
